1. Description of Premises
The Landlord ("Greenfield Property Management LLC") hereby leases to the Tenant ("Sarah Mitchell") the residential property located at:
4821 Cedar Ridge Drive, Unit 12B, Austin, TX 78745
The premises include all fixtures, appliances, and furnishings listed in the move-in inspection report attached as Exhibit A. The property is leased for residential use only.
2. Lease Term
The initial lease term begins on March 1, 2026 and ends on February 28, 2027 (twelve months). Unless either party provides written notice of non-renewal at least sixty (60) days before the end of the current term, the lease shall automatically convert to a month-to-month tenancy under the same terms and conditions.
3. Rent and Payment Terms
The Tenant agrees to pay monthly rent of $2,150.00 (two thousand one hundred fifty dollars), due on the first day of each calendar month.
- Late fee: $75.00 for any payment received after the 5th day of the month
- Security deposit: $2,150.00, held in accordance with Texas Property Code §92.103
- Return: Within thirty (30) days of lease termination, less lawful deductions with an itemized statement
